Around AED 140K a year is the Marina's most contested rental bracket: enough for a genuinely good apartment, not enough to stop paying attention. The same money rents very different homes depending on the building's age, management and chiller arrangement.

The building matters more than the listing

The original Emaar six towers offer the largest layouts in the district — proper entrance halls, laundry rooms, maid's rooms — at rents newer towers charge for far less space. Newer buildings like Marina Gate trade that space for amenities and views. Neither is wrong; they suit different tenants.

Always establish who pays district cooling. A 'cheaper' rent with tenant-paid chiller can cost more per year than a higher rent with cooling included — on a two-bedroom the difference routinely reaches AED 8K–12K annually.

Negotiating in 2026's market

Cheque count is your lever. Landlords with mortgages often accept a meaningful discount for one or two cheques; four to six cheques prices in their risk. Move-in month matters too — the market cools noticeably in high summer, and tenancies signed in July and August consistently close below spring rates for the same units.
